Because each country has different laws regarding how our community can borrow/lend properties, specific terms of service may be provided for the country in which the property is located.

Note: At NomadRooms.com we refer to those who rent properties as “Nomads” or “Members.” Property owners who list with NomadRooms are called “Partners.”
Overview
We wish everything in the world could be free! Unfortunately, we’re just not there yet so in the meantime we charge a small and extremely reasonable fee for our outstanding services. We also like to keep it simple. We promise to keep fees charged as simple and transparent as possible. If you ever have a question about our fees that is not covered in our policies, please contact us here.
How does it work?
Members pay just an 8% fee or less for a property booking, the lowest fee in the industry! But wait, it gets better. NomadRooms.com is all about trust. As members use properties and prove that they are good stewards of the properties they use, they move up in “rank” and pay a lower booking fee. Also, they qualify for discounts and get access to properties that are available only to higher ranking “belts”. See our Belts Ranking Policy.
Property owners pay no fees!* Accordingly, they are asked to pass these savings on to Members. This discount is passed to Members via lower rental prices and other discounts like belt ranking discounts.
Types of fees
Service fee: The industries lowest service fee is used to keep our platform going and our Members and Partners happy.
Cleaning fee: Charged by some Partners to cover the cost of cleaning their space.
Extra guest fee: Charged by some Partners for each additional guest beyond a set number.
Security deposit: Medium and Long Term bookings require a security deposit which is customary in most countries. Some short term reservations may require a security deposit as requested by the Partner. Read more about security deposits.
Value Added Tax (VAT, JCT, and GST): Charged to guests who live in certain countries.
Local taxes: Charged based on the location of the property.
Payments
On NomadRooms.com there is no need to wait for a Partner to approve a booking, As a Nomad, your booking is confirmed instantly. Accordingly you’ll be charged when you make the booking. In some cases you may split payments. Medium and Long term bookings are usually paid on a monthly basis. See the listing for each property for specific details.
