House Rules and Standards Policy

Please also make sure to review The General Terms of Service that apply to all individuals and/or organizations that utilize the platform provided as NomadRooms.com.
Because each country has different laws regarding how our community can borrow/lend properties, specific terms of service may be provided for the country in which the property is located.

Overview

NomadRooms is a Private Membership designed for Members who have proven that they are good stewards of the rooms that they borrow. Our Partners, the room owners, offer great properties at discounts because they know that they can trust our Members.

The platform and the team that manages the platform do everything possible to make sure rooms listed are going to be treated with the utmost care. This policy explains our expectations for both Members and Partners and addresses the cases that If, unfortunately, a member does not follow listing requirements/house rules, or room contract requirements, or a Partner does not provide an accommodation that matches the listing description or violates our high standards.

How does it work?

No Open Parties Policy

Members, their family members, guests, or any other individuals invited to visit a rented property booked via NomadRooms.com may not, under any circumstances, conduct or participate in an Open Party. We understand that Members may want to have visitors during their stay and this is allowed as long as the following rules are applied. We define an open party as:

  • The number of occupants at the property is more than double the number of individuals listed during the registration. So if a Member books a listing and indicates that three adults and one child will stay at the property, the maximum number of individuals allowed in the property at once is six adults and two children.
  • The purpose of the booking is to conduct a party on the property.
  • An excessive amount of alcohol is stored on the property.

These rules are strictly enforced by NomadRooms and its Partners to ensure the safety of Members, their families, and their guests. Other restrictions may not be published in order to prevent individuals from circumventing the above rules.

Standards and House Rules for Members

Members are given guidance on how a room can be used in the following methods:

  • The listing requirements: Ex. no smoking, no pets,
  • Partner contract. Room owners can use NomadRooms’ contract builder
  • House rules posted like 5S (a diagram on how everything should look)

We ask Members to respect others’ property, information, and personal belongings. Simple put, we ask that Members treat properties listed on NomadRooms even better than they treat their own home. As a Member of NomadRooms, we are counting on you to be a good steward.

A good steward will not take property that isn’t theirs, use someone’s property without their permission, copy others’ keys or identity documents, damage others’ property, remain in listings after a stay is concluded, or threaten anyone with bad ratings or any other penalty or harm to obtain compensation or other benefits.

Members should not make transactions outside of NomadRooms’s payments system; commit booking fraud, credit card fraud, or launder money; attempt to drive traffic to other sites or market unrelated products; divert payments meant for others; abuse our referrals system; or make false claims against other members of the community.

Members should not spy on other people; cameras are not allowed in listings unless they are previously disclosed and visible, and they are never permitted in private spaces (such as bathrooms or sleeping areas). You should not access others’ accounts without authorization or violate others’ privacy, copyrights, or trademarks.

The global NomadRooms community is as diverse, unique, and vibrant as the world around us. Fairness is what holds us together, what makes it possible for us to trust one another, integrate seamlessly within communities, and feel as if can we can truly belong. Members should treat everyone with respect in every interaction. So, Members should follow all applicable laws and not treat others differently because of their race, ethnicity, national origin, religious affiliation, sexual orientation, sex, gender, gender identity, disability, or serious diseases. Similarly, insulting others on these bases is not allowed. See our Anti-Discrimination Policy.

Members should not share personal information to shame or blackmail others, target others with unwanted behavior, defame others, or violate our review and content standards. Members should not disturb common spaces, treat neighbors as “front desk staff,” create a pervasive nuisance for those around them, or persistently fail to respond to neighbor or community concerns.

Since our community is built on trust, authenticity is essential—it requires a balance of shared expectations, honest interactions, and accurate details. Members should not provide a false name or date of birth, use listings for commercial purposes without permission, have events or parties without approval, maintain duplicate accounts, or create an account if you’re under 18.

Every NomadRooms experience is unique and each detail specific to a home, a neighborhood, and a Partner. Since our community makes commitments based on these details, we have to be able to trust each other’s reliability—whether it be in timely communication, the condition of the home, or in the expectations we set.

Absent extenuating circumstances, Members should not cancel after the deadline set in the relevant cancellation policy. Members should also not fail to make check-in possible, fail to pay, or break the Partner’s house rules. Members should not have persistently and pervasively low ratings, be unresponsive during booking or throughout a stay, fail to provide an adequate point of contact for Partnering, or refuse to participate in our resolution process. Do so may be cause for account cancellation.

Standards for Partners

If you are a Partner, you are responsible for ensuring that the Accommodations you list on the NomadRooms Platform are accessible, adequately and accurately described in the Listing description, safe and clean, and do not present a Member with Travel Issues, as specified in these terms and other policies. During a Member’s stay at an Accommodation, Partners should be available, or make a third-party available to NomadRooms staff, in order to try, in good faith, to resolve any Travel Issues or other Member issues.

Partners should not provide inaccurate location information, have incorrect availability, mislead people about the type, nature, or details of listings, substitute one listing for another, set up fake or fraudulent listings, leave fraudulent reviews, engage in deceptive pricing, or fail to disclose hazards and habitability issues.

Partners should not spy on other people; cameras are not allowed in your listing unless they are previously disclosed and visible, and they are never permitted in private spaces (such as bathrooms or sleeping areas). Partners should not access others’ accounts without authorization or violate others’ privacy, copyrights, or trademarks.

Partners should treat everyone with respect in every interaction. So, you should follow all applicable laws and not treat others differently because of their race, ethnicity, national origin, religious affiliation, sexual orientation, sex, gender, gender identity, disability, or serious diseases. Partners should not provide spaces with sub-standard cleanliness or undisclosed lack of running water or electricity. Partners should not provide spaces that are not legitimate sleeping quarters (e.g. camping gear), not stationary for the duration of the stay (e.g. moving boats), or lack access to dedicated restroom facilities (e.g. directing Members to use public bathrooms). Partners should not have persistently and pervasively low ratings, be unresponsive during booking or throughout a stay, fail to provide an adequate point of contact for Partnering, or refuse to participate in our resolution process.

Heating and/or Cooling systems cannot maintain enough heat or cooling to keep the property comfortable. Heating should should be able to maintain constant temperature of 72 degrees Fahrenheit for cool climates (fall winter) and cooling systems should be able to maintain a constant 68 degrees Fahrenheit for warm climates (spring summer).

If you are a Partner, and if (i) NomadRooms determines that a Member has suffered a serious Travel Issue caused by a violation of this and other NomadRooms polices made on your part and (ii) NomadRooms either reimburses that Member (up to their Total Fees) or provides an alternative Accommodation to the Member, you agree to reimburse NomadRooms up to the amount paid by NomadRooms within 30 days of NomadRooms’s request. If the Member is relocated to an alternative Accommodation, you also agree to reimburse NomadRooms for reasonable additional costs incurred to relocate the Member. You authorize NomadRooms Payments to collect any amounts owed to NomadRooms by reducing your Payout or as otherwise permitted pursuant to the Payments Terms.

As a Partner, you understand that the rights of Members under this Member Refund Policy will supersede your selected cancellation policy. If you dispute the Travel Issue, you may notify us in writing or via telephone and provide us with information (including photographs or other evidence) disputing the claims regarding the Travel Issue. In order to dispute a Travel Issue, you must use reasonable and good faith efforts to try to remedy any Travel Issue with the Member unless NomadRooms advises you that the Travel Issue cannot be remediated or the Member has vacated the Accommodation.

No Assignment/No Insurance. The Member Refund Policy is not intended to constitute an offer to insure, does not constitute insurance or an insurance contract, does not take the place of insurance obtained or obtainable by the Member, and the Member has not paid any premium in respect of the Member Refund Policy. The benefits provided under this Member Refund Policy are not assignable or transferable. NomadRooms reserves the right to modify or terminate the Member Refund Policy, at any time, in its sole discretion. If NomadRooms modifies the Member Refund Policy, we will post the modification on the NomadRooms Platform or provide you with notice of the modification and NomadRooms will continue to process all claims for Travel Issues made prior to the effective date of the modification according to the then applicable policy.

House Rules, Suggestions, Making your property better

At the heart of everything we do at NomadRooms is constant improvement. We constantly improve our community and help/advise Partners to do the same. Below are areas in which we are actively improving safety and the over all experience for both Members and Partners.

  • Automated Check-in System. Although it is not a requirement, we highly advise Partners to use NomadRooms’ automated checkin system.
  • Use the 5S system. Include a “Property 5S Binder” that has all of the information a Member may need for their stay. This should include full page pictures of what the room is expected to look like when they leave. How to use key appliances like the washer, dryer, stove, etc.
  • Outside monitoring system. Monitor individuals going in and out of the property. Get automatically notified is suspicious activity is potentially occurring.

When a partner believes that a member has not followed posted room usage rules, they should contact the NomadRooms resolution center immediately. See our Communication Policy.

What if?

  • A rule was broken, but no harm was done.
    • NomadRooms will notify the member regarding the incident.
    • In the Partner’s review, he/she should detail the incident. Partner’s reviews are critical when deciding a members ranking. For information about member rankings, see Belt Ranking and Rewards Policy for Nomads.
  • What a rule was broken and damage has occurred?
    • File a report with NomadRooms.com immediately.
    • NomadRooms staff will respond withing 24 hours.
